Each Year, Rental Housing in Athens Fills up Fast

Properties owned by Athens rental companies make up a significant portion of the homes and buildings you see. Apartment rentals are all over town – from right above Court Street bars to the very end of Richland Ave. And in Athens, the location of your apartment is one of the biggest factors in your search for the perfect off-campus rental, which means early-bird-gets-the-worm philosophy applies.

Unless you’re subletting at a weird time mid-semester, renting an apartment or home in Athens is not an easy task if you’re not planning a minimum of 6 months ahead. It might sound dramatic, but it’s true; some off-campus rental homes near uptown are so sought-after that they have waitlists!

Reasons to Start Your Search for Next Year’s Housing Right Now

It’s already mid-winter, so this is a task you should get right on, especially if you’re looking to move into your Athens OU apartment in May when summer semester starts. Even more especially if you’re a group of friends wanting to move in May; four-bedroom off-campus rentals take more coordination and logistical effort than a single person renting a one-bedroom apartment. There’s a couple huge reasons this is urgent: rent and location. You know, like 90% of why you choose a particular apartment to rent.

Uptown apartments near the bars are typically more expensive than living a few blocks away from campus and Court Street. They’re also typically in higher demand; after all, Court Street is the center of student nightlife. But it doesn’t take that much longer of a walk to get a bigger rental home with a yard and a view for the same price as an uptown apartment. So there are pros and cons to each.

While it is true that Athens rental housing gets more expensive as you move closer to Court Street and Ohio University’s campus, there are definitely some steals in prime locations. If you’re on the ball with your planning, you can snag a 1-bedroom apartment, or a bedroom in a big rental house, for as little as $500-$550 a month, and live just across the block from Court Street.

The leases for these apartments and houses near the bars also often with some utilities included in the rent. The best apartment rentals in Athens go quickly, for obvious reasons; sleep on searching ahead of time and you’re left with limited locations and the highest-rent version of whatever kind of Athens rental you’re looking for.

Don’t Forget About Renting Off-Campus Parking!

Off-campus apartments uptown are also very limited on parking, and they don’t have the same rules as the residential areas requiring them to provide a parking space for each bedroom of the rented property. You’ll likely need to find designated parking to rent. The perks of having a parking spot that’s yours and only yours 24/7/365 in the middle of Athens cannot be understated.

If you choose to rent a home in a residential part of Athens because, hey, you like your peace and quiet, you often don’t have to find a parking rental. Many rental homes in these neighborhood either have driveways, little parking lots, or the street doesn’t have limit enforcements on parking. You just trade a longer walk to classes and the bars on Court.

Guarantee you almost every rental company in Athens already has some of its properties leased for 2024-2025, so go start your search now – next year’s not that far away.
